Percentages are of booking revenue and are invoiced to you, since Airbnb pays you directly rather than paying us. Cleaning is billed to the guest, not to you. There is no sign-up fee, no annual fee and no minimum term beyond the first season, because anyone who has to lock you in is telling you something.

The account stays yours
Your Airbnb listing stays in your account, in your name. We operate it for you. We do not move it, re-list it under a company profile, or take it over.
The reviews stay yours
Years of five star reviews are an asset you built. They do not get absorbed into a company account, and they do not disappear if you leave.
The website stays yours
The domain is registered in your name from day one. If we part ways you keep the site, the photographs, the listing and the account, and there is nothing for us to hand back.
Questions owners actually ask
Do I need a license to rent my house short term?
Yes, and it is yours rather than ours. Because the listing stays in your account and Airbnb pays you, you are the operator: you hold the Florida vacation rental license, and inside Fernandina Beach city limits you also need a Resort Rental Dwelling Permit. So are you a property management company?
Not in the usual sense, no. We do not rent your house out, we do not take bookings and we never hold your money. We manage the listing and everything that happens at the house. Think of it as a concierge for your rental rather than an agency that takes it over.
Who collects the tourist tax?
You do, or we do it for you. Airbnb and Vrbo do not remit Nassau County's 5% tourist development tax, so the owner is personally responsible for registering and filing monthly. Here is what that involves.
What will my house actually earn?
It depends on size, location and how the house shows. We will give you a real number based on comparable homes rather than a flattering one. The market figures are here.
Who is actually in my house?
Our own people, and the same ones each time. We do not subcontract turnovers to an outside cleaning company, which means we always know by name who was in your home and on what day. Cleaning is the single most common thing guests complain about and the first thing most management companies hand off. We are not willing to hand it off, and a consistent crew spots the slow leak or the chipped tile that a rotating one never will.
Can I still use my own house?
Of course. Block whatever dates you want. It is your home first and a rental second, and any manager who makes that difficult has the relationship backwards.
